Ｑ01.Why is air conditioner cleaning necessary in Singapore?

Because in other coutries with winter such as Japan, Europe and North America, air conditioners become wet from cooling only for 2 to 3 months during summer, and in winter, the inside of the air conditioners become dry due to hot air of the heating function, preventing mold, mite and bacteria from breed.

While in Singapore, it is necessary to keep the cooling air conditioning on all year round, making the inside of it an ideal condition for breeding mold, mite and bacteria due to its humidity. It does not get dry inside, since it is never used for heating as it is in Japan.

The mold and mite spreads through the ventilator of the air conditioner with cold air, and they cause “throat pain”, “sneezing”, “coughing”, “headache”, etc.

Moreover, the bacteria continues to spread, increase the dirt inside the air conditioner, turn into sludge and block “drain receptacle” and “drainpipe”

Therefore, it is necessary in Singapore to clean air conditioners regularly.

Ｑ02.Can I clean air conditioner myself?

An air conditioner sucks in air through its front part, puts it through fan coil (heat exchanger) and fan (ventilator), and emits cold air through louver (vent).

Condensation occurs on the fan coil (heat exchanger) when cooling the air. This water is gathered in “drain receptacle” and put out of the room through “drainpipe”.

It is possible to wash the filter at home. However, in order to clean “fan coil”, “fan”, “drain receptacle” and “drainpipe”, procedures such as “detachment of power source” or “drainpipe cleaning with gas” are necessary, meaning it can only be done by a specialist.

Ｑ03.There is a bad smell when turning on my air conditioner. Where does it come from?

The main reason for bad smell coming out of an air conditioner is mold.
Due to the condensation caused by cooling the air, inside of an air conditioner is always humid, making it ideal for mold to breed. This cannot be prevented by daily cleaning of the filter.

There is a study showing that when turning on an air conditioner, the spore of mold in the room’s air increases more than hundredfold.

Ｑ05.Do Japanese staffs deal with everything?

When visiting our customer for the first time, either a Japanese staff or a well trained local staff who is fluent in English and Japanese (we have 2 Japanese employees, 8 local workers who is fluent in Japanese) accompanies 2 workers. They will inspect the air conditioner with the customer and instruct the workers in the correct cleaning procedure.

For the customers with yearly contract, only the same 2 workers will visit from the second cleaning. However, communication with the customer such as making an appointment will be conducted by the Japanese staff. Moreover, the workers will bring a work sheet which includes the mobile phone number of the well trained English speaking staff or Japanese staff in case any trouble occurs.

There are many media reports about troubles after using air conditioner cleaning spray.

The remains of the cleaner can cause cracks in drain receptacle leading to leakage, or insufficient cleaning leading dirt to block the drain receptacle and drainpipe, also leading to leakage. Ｑ09.When is chemical wash necessary?

Chemical wash is always effective in cleaning air conditioner. Especially, when “there is bad smell” or “it is considerably dirty”, normal cleaning will be insufficient and chemical cleaning will be required.

Ｑ10.What kind of procedure is chemical wash?

Fan coil (heat exchanger) has a structure resembling many layers of tin foil, and dirt between or underneath these layers are like oily tar, and it cannot be removed by brushing or wiping.

Therefore, it is necessary to spray chemical that can dissolve this tar-like dirt to fan coil and ventilator, and wash it off completely with water. This process is called chemical wash.

Chemical wash can wash off mold and mite together with dirt, leaving the air conditioner in perfectly clean state.

The landlord probably hired a local cleaning company before you moved in.

The problem lies in the cleaning methods done by local cleaners. Most cleaning companies only clean filter and cover, making the outside to appear clean but leaving inside totally dirty.

It is therefore important to find a competent cleaning company and ask them to conduct satisfactory cleaning in Singapore.

Ｑ12.Why is there many leakages in Singapore.

①Water only flow during cooling. In other coutries with winter, cooling function is used only 2 to 3 months, but in Singapore it is used throughout the year.

②In other coutries with winter, pipe with wide bore diameter is used for drainpipe. But in Singapore, due to plumbing situation, pipe with narrow bore diameter is used when apartments are built, and blockage can easily occur in these thin pipes.

③In some other coutries, there are holes for air conditioner’s drain pipe on outside wall close to the installation spots of air conditioners, meaning the horizontal length of pipes are maximum 2 to 3 meters before going outside. But in Singapore, drainpipes for 2 to 3 air conditioners are connected inside walls, and it is common that their horizontal length is over 10m. Additionally, construction workers often lack skill and are negligent when it comes to plumbing. All these lead to many apartments having structures with ineffective drain.
